Over the last fourteen years, Stephen has represented landlords, developers, and top tier retailers in Southern California. He has developed a unique expertise in the expanding Hispanic market. Prior to his real estate transactional work, he spent 10 years as a runner and analyst of the geographic dispersion of the Hispanic market in Southern California.
His landlord practice has included Lewis Retail Centers, Sarofim Realty Advisors, CalStrs, Boxer Properties, and NewMark Merrill Companies.
Due to Stephen's knowledge of the market, Fresh & Easy (Tesco) selected him to rollout their expansion program in the central Los Angeles County region. His transactional work included, ground leases, building leases, mixed-use developments, and build-to-suits. He completed 17 deals with Fresh & Easy.
Fred Loya Insurance selected Stephen to exclusively represent the company in the State of California. He has secured over 130 locations for them from San Diego to Sacramento. With over 500 offices and 2,700 employees nationwide, they are the 13th largest Hispanic-owned company in the country.
Over the last 14 years, Stephen has closed over 215 retail transactions.
Stephen Legaspi has successfully completed lease transactions with a plethora of retail tenants including Pronto Pizza, Little Caesars Pizza (approximately 15), Dollar Tree, Subway, H&R Block, Regis Corp, Yogurtland, and PLS Financial.
His market knowledge has been instrumental in providing insight to retail trade areas for institutional investment firms. He has produced Market Overview reports for Sarofim Realty Advisors for properties in California, Georgia, and Nevada.
Stephen Legaspi is a graduate of Loyola High School in Los Angeles and UCLA. He is currently a member of International Council of Shopping Centers. He has been a speaker, coordinator, and moderator for multiple panel discussions in the retail real estate industry.
